This charming, detached cottage is quietly nestled on a steep hillside, providing a serene vantage point overlooking the village of Lynton. The village of Lynton is conveniently close, boasting an array of excellent restaurants, cosy cafes, and independent shops. This pet-friendly cottage serves as an ideal year-round base for those eager to explore the splendour of Exmoor.

Sleeping six people in three bedrooms and welcoming two dogs, Briar Cottage offers fully enclosed gardens and parking for three cars on the driveway. The property features a well-equipped country kitchen and a separate living room with a dining area, comfortable seating a wood-burning stove and sea views, making mealtimes special regardless of the season. The cosy snug is equipped with underfloor heating and a wood-burning stove for the cooler seasons. Each delightful bedroom offers picturesque views of the surrounding countryside and the sea. The double bedroom comes with a spacious ensuite bathroom featuring underfloor heating, while the two other bedrooms have twin beds and share a bathroom with a separate shower cubicle. A large utility area is ideal for pet beds and includes a downstairs cloakroom, with WC and wash basin.  One of the features of Briar Cottage, is the enclosed patio area, which, combined with the spacious lawned area, provides ample space for outdoor dining or simply enjoying a relaxing drink at the end of the day. This wonderful, pet-friendly holiday home is perfect for both couples and families alike.

The centre of the village, with its array of restaurants, tea rooms, pubs, and unique shops, is just a short drive or an exhilarating downhill walk away from the cottage. The renowned Lynton & Lynmouth Funicular Cliff Railway offers the most thrilling way to descend to Lynmouth, allowing you to enjoy stunning views of the North Devon Coastline as you ride the steepest water-powered railway in the world. Lynmouth, with its old-world charm and picturesque harbour, is certainly worth a visit, offering photo-worthy moments at every turn. The property provides convenient access to many of Exmoor’s beauty spots, including the spectacular rugged coastline of The Valley of the Rocks. If you’re inclined to explore other areas of North Devon, the magnificent sandy, surfing beaches of Woolacombe Bay and Croyde are just a 30-minute car journey away.

Entrance hall:  Table and Chair with a large bay window to take advantage of the panoramic sea views.
Snug: 2 Comfortable sofas, fireside chair, Smart TV and wood burning stove.
Living Room:  With a range of comfortable seating, wood burner, dining table and 6 chairs that provides a lovely setting to enjoy an evening meal and sliding doors leading to the garden, this is the perfect spot to sit back and relax and enjoy the coastal views.
Kitchen/ breakfast room: The well equipped, ‘country style’ fitted kitchen with fan oven and 4 ring induction hob, toaster, electric kettle, fridge, dishwasher and variety of kitchen utensils. Small table and seating area.
Utility room: A useful room with microwave, small freezer, washing machine, tumble dryer and Belfast sink.  It also benefits from a downstairs cloakroom, with WC and wash basin.
Bedroom 1 (First Floor): Master double bedroom with wardrobe, chest of drawers, bedsides, TV and ensuite shower room with shower cubicle wash basin and toilet.
Bedroom 2 (First Floor): Twin Bedroom with, wardrobe and bedsides.
Bedroom 3 (First Floor): Twin Bedroom with chest of drawers and bedside.
Bathroom (First Floor): Bath with separate shower cubicle, wash basin and WC.
Garden:  A cute winding path leads to an enclosed garden, with patio area, lawned garden and furniture provided. The perfect spot to sit back and enjoy the wonderful panoramic coastal views.
Parking: Private driveway parking for 3 cars. Please note: The property is about 50m from the parking area.
Pets: 2 Dogs welcome
Facilities and Services: Linen and towels. Electric heat pump central heating. No smoking permitted. Maximum of 6 people permitted. Two well-behaved pets accepted. Please note, you will have to provide logs for the wood burners. Wi-Fi Broadband. A travel cot is provided. Iron and ironing board provided.  Short breaks available. 4pm arrival time. Arrival/departure for weekly bookings is Friday. Important note the cottage, like many properties on Exmoor, is situated on a steep narrow hill which inexperienced drivers may find intimidating.
Security Deposit: This property has a refundable Accidental Damage Deposit of £150, which is payable with the final balance of your holiday, ten weeks prior to your arrival, and is refunded within 10 working days of your departure.

Lovely comfortable cottage with outstanding views of the coast, Lynton & Wales in the distance. Beds are comfortable & kitchen is well provided for. For extra comfort a wood burner in the TV room & in the lounge extension a modern stand alone wood burner. Would suggest take you own wood or purchase at the garage. This is our 6 time to Briar Cottage and I would certainly recommend.

It is extremely well equipped (so many are not) with everything you could possibly need, nicely styled, and everything works. Warm, comfy, lovely wood burner, fantastic views, a 5 minute walk from the town (lots of good pubs and nice shops/cafes) and 20 minute walk from the beach, and right on beautiful Exmoor. Dog friendly with an enclosed garden. We had a couple of great walks out to the lighthouse with a pint at the Blue Ball Inn. We loved it and will definitely be back.
