Property Rules
These Property Rules form part of the Booking Terms and Conditions and apply to all guests staying at the Property. Additional property-specific rules, guidance or instructions may also be provided within the property listing, pre-arrival communications, digital guest guide, welcome folder, signage at the Property, or by us, the Owner or the Owner’s Representatives during your stay.
Please ensure all members of your Booking Party familiarise themselves with these rules prior to and during the Booking.
HOLIDAY COTTAGE DETAILS
The property summary aims to give an accurate description of the Property together with several photographs. In almost all cases your property rental price is fully inclusive, however occasionally there may be additional charges for optional facilities or services. Any such charges will be stated within the property details.
Unless specifically stated within the Property Description, amenities, equipment or services should not be assumed to be provided. If you require clarification regarding any aspect of the Property or its location, please contact us prior to booking.
ARRIVAL & DEPARTURE TIMES
Please refer to the specific property details for arrival and departure times.
Please note it is not possible to allow parking at the Property before check-in or after departure unless expressly agreed.
ACCESS TO THE PROPERTY
Most properties operate via key safes or alternative self-check-in arrangements. Access details and travel directions will normally be issued once the balance payment has been received.
If this information has not been received prior to arrival, please contact us.
LINEN & TOWELS
Bed linen and towels for bathroom use are provided at all properties.
Please bring your own beach towels and do not remove towels from the Property.
Where applicable, linen and towel changes for longer stays will be arranged via the housekeeper.
COTS, HIGHCHAIRS & FAMILY EQUIPMENT
Some properties provide travel cots, highchairs or other family equipment free of charge. Please check the individual Property Description for availability. Linen is not provided for travel cots.
PARKING
You and your Booking Party must only park in the designated parking areas as provided. There must be no obstruction of neighbouring properties or its occupants. Parking may not always be directly outside or nearby the Property and it is your responsibility to check the parking location on the Property details. You will be responsible for any fines imposed for failure to display any parking permits as shown on the travel details provided by the Agent. The parking provision must be left empty at the Departure Date and time.
Any vehicles parked at or near the Property are left entirely at the owner’s risk.
ELECTRIC VEHICLES & ELECTRICAL DEVICES
Electric vehicle charging is only permitted where an approved EV charging point is specifically provided for guest use. You must not under any circumstances charge an electric vehicle using an internal socket at the Property.
Where EV charging is available, guests must follow all instructions provided at the Property or within the digital guest guide. Additional charges may apply for usage.
Electric bikes and scooters must not be stored or charged inside the Property unless expressly permitted.
Guests bringing electrical devices to the Property must ensure they are safe and in good condition. Portable heaters, electric blankets or similar items should not be used without prior approval due to potential fire risk.
ADDITIONAL PROPERTY INFORMATION
Before booking, please ensure the Property is suitable for your party including in relation to:
- location,
- parking,
- accessibility,
- steps,
- traffic noise,
- amenities,
- rural access,
- or other specific requirements.
We are a local company with knowledge of our properties and surrounding areas and are happy to answer questions prior to booking.
ACCESSIBILITY
We are happy to communicate in an accessible format where possible including via telephone, email, WhatsApp or video call.
If you or any member of your Booking Party has mobility, sensory, medical or other accessibility requirements, please discuss these with us before booking so we can help determine whether the Property is suitable.
Descriptions such as:
- Mobility Friendly,
- Disabled Friendly,
- Family Friendly,
- Dog Friendly,
are intended as guidance only and guests should discuss any specific requirements with us prior to booking.
VISITORS & OCCUPANCY
Only the persons named on the Booking Confirmation are permitted to stay overnight at the Property.
The maximum occupancy stated for the Property must not be exceeded at any time. Additional temporary accommodation such as tents, campervans or caravans must not be used unless expressly agreed in writing.
PARTIES & EVENTS
No parties or events, including stag parties, hen parties or gatherings, are permitted without prior written approval or unless clearly stated in the Property description.
We reserve the right to refuse or cancel Bookings which may, in our reasonable opinion, be unsuitable for the Property.
For the avoidance of doubt, no fireworks, or sky lanterns are permitted to be used/ set off on the grounds of the property.
THIRD PARTY PROVIDERS
External suppliers including caterers, beauticians, entertainers, activity providers or event suppliers are only permitted with prior written approval.
Approved third parties must comply with all Property Rules and hold appropriate insurance.
NOISE & BEHAVIOUR
Guests must behave responsibly and respectfully throughout the Booking. Noise should be kept to a minimum, particularly during late evening and overnight hours, out of consideration for neighbouring properties and the local community.
We reserve the right to refuse admission, terminate a Booking, or require guests to leave the Property where, in our reasonable opinion, there is:
- a breach of the Booking Terms or Property Rules,
- excessive noise or nuisance,
- unsuitable behaviour,
- undisclosed parties or events,
- excessive occupancy,
- damage to the Property,
- or conduct likely to cause disturbance, safety concerns or harm to the Property or neighbouring properties.
In such circumstances no refund will be payable.
SMOKING
No smoking or vaping is permitted inside the Property.
PETS (where permitted)
Pets are welcome in many of our properties unless otherwise stated in the property description. A charge of £30 per pet per week or short break applies.
Guests bringing pets are responsible for ensuring they are kept under control at all times and must not leave them unattended at the property. Some owners may request that pets remain on the ground floor and off furniture; where applicable, this will be stated in the property details. Please also see specific rules in the virtual guide. If you have any specific requirements regarding your pet then please check with us prior to booking. Guests are also responsible for removing any pet waste and reimbursing the owner for any damage caused.
Pets should be appropriately treated for parasites before arrival. While some properties are described as having enclosed gardens, these may not be fully escape-proof and we cannot accept responsibility for the safety of pets during your stay.
Please note that even properties which do not usually accept pets may occasionally have had an owner’s dog or an assistance dog staying there. As a result, neither the Owner nor Agent can guarantee that a property will be completely free from pet hair or allergens. Guests with allergies or related concerns are advised to contact us before booking so we can provide further information.
ASSISTANCE DOGS
Assistance dogs accompanying disabled guests will be considered in accordance with the Equality Act 2010. No pet fee will be applicable. Guests are asked to contact us before booking so we can discuss any property-specific considerations or restrictions.
BBQs, LOG BURNERS, FIREPLACES & FIRE PITS
Where BBQ’s, log burners, fireplaces, or fire pits are present at a Property it is your responsibility to ensure the safety of all members of your Booking Party (including dogs). Fire guards where provided should be used. Any fires should be fully extinguished if being left unattended.
Guests should follow any additional instructions provided within the digital guest guide or at the Property.
SWIMMING POOLS, HOT TUBS & OTHER AMENITIES
Where the Property has amenities such as swimming pools, hot tubs, rowing boats, beach huts, trampolines, children’s play equipment, gym facilities or saunas, these are to be used in accordance with available signage, guidance and any instructions provided within the digital guest guide.
Children and non-swimmers must be supervised at all times in pools or hot tubs. When using these facilities always shower before use. Guests use these facilities at their own risk and should exercise appropriate caution where medical conditions, pregnancy or medication may affect safe use. Swimming pools and hot tubs should be used at times where nuisance will not be a factor for neighbouring properties. We request that these facilities not be used past 10:30pm.
Use of all amenities is entirely at guests’ own risk.
HEALTH & SAFETY
Guests must familiarise themselves with all safety information provided at the Property and within the digital guest guide.
Amenities and facilities are used at the Booking Party’s own risk.
Guests must comply with any reasonable instructions provided by us, the Owner, contractors or the Owner’s Representatives.
INTERNET, WIFI & MOBILE SIGNAL
Internet access is provided on a complimentary basis where available. Availability, speed, bandwidth and uninterrupted provision cannot be guaranteed.
Guests must not use internet services for unlawful purposes.
Mobile signal strength varies significantly across rural and coastal areas and may be limited or unavailable at some properties.
SATELLITE & SMART TV SERVICES
Some properties provide Freeview, satellite television or streaming services. Available channels and services vary between properties.
Guests should use personal streaming accounts responsibly and ensure they are logged out before departure.
RECYCLING & REFUSE
Guests are asked to recycle where possible and follow local refuse collection guidance provided within the Property or digital guest guide.
DAMAGE, BREAKAGES & REPORTING ISSUES
Guests are responsible for taking reasonable care of the Property and its contents during the Booking. Any damage, breakages, defects or maintenance concerns should be reported as soon as possible during the stay.
Issues identified on arrival should be reported within 24 hours. Failure to report issues promptly may affect our ability to investigate or remedy them.
CHARACTER & RURAL/COASTAL PROPERTIES
If you choose to holiday in an older property, remember that much of its character and charm is due to its age. Some of our properties are well over 100 years old and were built long before the days of damp proof courses and cavity walls so some may show signs of damp, particularly in long spells of wet weather. The Owner and Agent will do their best to ensure that the background heating is kept on sufficiently to compensate, for this, even when the Property is empty. Condensation can be alleviated by opening windows and allowing the air to circulate. If you have any concerns, please talk to us at the time of making your Booking. Also, please remember that should traditional property features (steep stairs or low beams, for example) be a problem for any member of your party, you must consider and mention this prior to booking.
Please remember that properties in the country do attract spiders and therefore cobwebs. This does not mean that the Property is dirty or has not been cleaned as cobwebs can be spun almost as quickly as they have been cleaned away! Some of our properties, particularly in remote areas, may have a private water supply from a spring or well water, which is regularly tested. In rural areas please be tolerant of the sounds and scents that you may encounter, they are all a part of the countryside experience.
ACCESS DURING YOUR STAY
From time to time it may be necessary for the Owner, contractors or representatives (such as gardeners, maintenance contractors or engineers) to access the Property during your stay. Wherever possible notice will be provided and disruption minimised.
FEEDBACK FOLLOWING YOUR STAY
We strive to ensure that we provide the best possible service to you, this is why we welcome your feedback. It also enables us to pass feedback to our owners, so we can keep improving the accommodation we are providing.
