For added convenience, the apartment includes its very own private parking space, in addition to shared guest parking, ensuring ample parking options.

Broadwaters enjoys an ideal location just a short walk from the estuary beach and the village amenities. The property overlooks the Tarka Trail, which is one of the country’s longest traffic-free walking and cycling paths. This trail traces the historic Southern Railway track and remains a favoured route for cyclists and pedestrians alike. In addition to the breathtaking scenery in Instow, there are several alternative beaches nearby, including the popular Westward Ho! and Saunton Sands. These beaches are renowned for their excellent surfing and swimming opportunities, making them perfect for families, sunbathers, and water sports enthusiasts. You’ll find a wide range of activities to suit your preferences. During the summer months, consider taking the ferry service from Instow to the charming village of Appledore. Entrance area: A welcoming entrance hall with space for coats and boots.
Living area:  A open plan living, kitchen and dining area that has two comfortable sofas and Smart TV, DVD player and patio doors, which provide access onto the balcony overlooking the estuary and Tarka Trail.
Dining area: A dining table with 4 chairs (can be extended to 6) provides a lovely setting to enjoy an evening meal.
Kitchen: Well equipped, fitted kitchen with electric oven, 4 ring gas hob, microwave, toaster, electric kettle, dishwasher, fridge, freezer, washing/ dryer and a variety of kitchen utensils.
Bedroom 1: Master bedroom with King size bed, built in wardrobe, bedsides dressing area and TV
Bedroom 2: Twin beds with built in wardrobe, bedside and countryside views.
Bathroom: Bath with shower over, wash basin and WC.
Balcony: A balcony with lovely estuary views, overlooking the Tarka Trail and the village of Instow.  The perfect spot to sit back and watch the world go by.  Balcony furniture provided.
Parking: One private car parking space.  Limited additional guest parking available.
Pets: No pets allowed
Facilities and Services: Linen and towels provided (excluding beach towels). Gas central heating.  Wi Fi Broadband.  No smoking. Iron, ironing board. Balcony furniture. Private parking for 1 car.  Short breaks available between October – February Half Term.  4pm arrival time. Arrival/departure for weekly bookings is Saturday.
Security Deposit: This property has a refundable Accidental Damage Deposit of £150, which is payable with the final balance of your holiday, ten weeks prior to your arrival, and is refunded within 10 working days of your departure.

“The apartment is easy to find, and parking is within a few yards of the door. The apartment was spotlessly clean, equipped with everything you could possibly need, and felt like a real home as opposed to a holiday let. Everything is good quality with little expense spared in fitting it out. The location is spectacular, with great views across the estuary. We went out of season but in warmer weather the balcony would be a great spot to sit. Good quality balcony furniture is provided. The Tarka Trail is a few yards from the door, and a very pleasant walk to Bideford along the Trail takes about an hour. Instow is a nice place, and we will probably visit again; if so we would definitely opt for this apartment. It’s faultless!”
