Mannacott Farm is set in the heart of Exmoor on a 300 acre working beef and sheep farm. Set in the middle of the Area of Outstanding Natural Beauty, it commands scenic views of the valley below and the moors in the distance. The property itself is a wing of the original 17th century farmhouse and is perfect for a cosy cottage holiday. Furnished in a traditional ‘country cottages’ style, it retains some of it’s original features including the impressive stone fireplace in the kitchen. This property is great value for money and is the ideal base for exploring Exmoor and the greater North Devon region. Perfect for many occasions – including a family holiday, a walking holiday or a romantic retreat to escape it all. There are many treasures to explore nearby, including a walking trail to the picturesque Heddons Mouth Cove which is only a mile away. There is so much to see and do, you will need another stay to Mannacott Farm just to fit it all in.
The property itself has two bedrooms and a roomy living space. On the ground floor there is a entrance hall leading on to the country cottage style kitchen. The kitchen table sits in front original stone fireplace and provides the perfect setting for meals together. There is a good size living room, with comfortable sofas and a wood burning stove, so you can sit back and relax in the glow of the fire during those cooler evenings. On the first floor there are two bedrooms, both furnished with solid wood furniture, and a family bathroom. The property benefits from a small, south facing patio area and sloped lawned garden to the side and the rear. Due to it’s location the farm is a haven for wildlife. So, sit back with a coffee in hand and enjoy the serenity of nature all around you – who knows what you may see?
Mannacott Farm is situated in an elevated countryside position, just outside the small hamlet of Martinhoe. The delightful villages of Lynton and Lynmouth are only 4 miles away, where you will find lots do to and see. If you are feeling adventurous, why not take the coastal road to Lynton, where you will discover some fantastic scenery, including the famous, Valley Of The Rocks. If you fancy exploring other areas of North Devon, then the magnificent sandy, surfing beaches of Woolacombe Bay and Croyde are just a 30 minute car journey away.
Mannacott Farm is perfect escape to the country, for those wanting to get away from it all and explore all that Exmoor has to offer.

Living room: Soft comfortable sofa and two large fireside chairs. TV with Free Sat channels and DVD player. Wood burning stove.
Bedroom 1 (First Floor): Master Bedroom with solid pine furniture including double bed, wardrobe, chest of drawers and bedsides
Bedroom 2 (First Floor): Large bedroom with one double bed and one single bed. Large wardrobe, chest of drawers and bedsides.
Bathroom (First Floor): Bath with electric shower over, wash basin and WC.
Garden: Small south facing rear patio garden with garden furniture provided. Slopped lawn area to side and rear of property.
Parking: Private parking for two cars.
Pets: No pets allowed.
Facilities and Services: Linen and towels provided (excluding beach towels). Electric heating. Wi Fi Broadband. No smoking. Stairgate on second floor. Short term breaks available during April to May and September to October. Arrival & departure for weekly bookings is Saturday. Children over 3 years of age only.
Security Deposit: This property has a refundable Accidental Damage Deposit of £100, which is payable with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure.

“Really comfortable and well equipped home from home. Had everything we needed in the house and it is spacious and peaceful, with a lovely wood burner to keep it cosy. Owner lives in adjoining house and is very friendly and helpful. Beautiful location, coast walks easily accessible from the house and Heddon’s mouth just down the road is a great walk for families. Nearby Lynton and Lynmouth have lots to offer with shops, lovely walks to Watersmeet and Valley of the rocks, and the excellent cliff railway. We also had an excellent day at Exmoor Zoo, highly recommend, and really enjoyed the Lynton and Barnstaple steam railway. We’ve been to North Devon several times and mainly love it for the outstanding scenery, great walking available and general peace and relaxation, and the cottage was ideal for this. A fantastic week, thanks so much!”

The surrounding Heddon Valley area is beautiful and the garden is a perfect spot to sit and take in the views and peaceful surroundings – you can also hear the babbling brook nearby! By car, you are within easy reach of several lovely places including The Valley of the Rocks, Lynton/Lynmouth and Combe Martin.”
