Muddykins is a delightful garden cottage with two double bedrooms nestled in its own elevated and attractive wrap-around 360 degree hillside garden. You’ll experience complete privacy and you won’t want to leave the restorative setting. The cottage allows for easy access to the nearby Muddiford Inn, which is situated in the village. Additionally, the vicinity boasts the Broomhill Sculpture Gardens, renowned for its unique outdoor art collection and award-winning restaurant, as well as the Blakewell Trout Farm and Farm Shop. Muddykins is at the edge of the famous Exmoor National park, which is a designated Dark Sky Reserve, the largest in Europe. The reduced light pollution enhances stargazing opportunities, providing clearer views of the stars – so try to get out at night and have a look.
There are approx. 39 shallow steps from the parking area, but the view and secluded nature of the property are well worth it. A small front veranda welcomes you with amazing views of the valley. The front of the property offers a delightful garden and valley view too. There is a wood burner for cooler evenings in the lounge and a large double bedroom also overlooks the front of the property and boasts wonderful garden and valley views. At the rear of the property a twin bedroom and a well-equipped kitchen, both offering views of the garden. The cottage’s outdoor space is truly enchanting, featuring a patio with seating, terraced lawns, and mature borders, all accompanied by lovely valley views.
Muddykins Cottage offers an ideal base for exploring the entirety of North Devon. Within a short and scenic drive, you can reach popular attractions such as Arlington Court and Marwood Hill Gardens. Only 4 miles away lies the historic riverside market town of Barnstaple, and picturesque country lanes provide easy access to Exmoor National Park, the spectacular rugged coastline, and numerous stunning award winning golden sandy beaches that are perfect for surfing. All of this is set within an Area of Outstanding Natural Beauty.
Whether you’re seeking a romantic retreat, a walking holiday, or quality family time, this cottage is certain to create lasting memories. Muddykins Cottage is on the hillside near a charming small hamlet in the picturesque Muddiford Valley directly beside the B3230 which runs through the village towards Ilfracombe. Although the road cannot be seen from the house, in very busy periods sometimes a little noise may be heard in this typical rural farming community.

Living room: Bright and spacious room with 2 large comfortable sofas, Smart TV and wood burning stove. Dual aspect windows provide views overlooking the established garden and North Devon countryside. Dining area with dining table and 4 chairs that provides a lovely setting to enjoy an evening meal.
Kitchen: Well equipped, ‘county style’ fitted kitchen with gas range cooker, 4 ring gas hob, microwave, toaster, electric kettle, fridge & freezer, washing machine and variety of kitchen utensils.
Bedroom 1 (Ground Floor): Master Kingsize room with wardrobe, chest of drawers, bedsides and dual aspect windows over looking the front garden.
Bedroom 2 (Ground Floor): Twin Bedroom with wardrobe, chest of drawers and bedside.
Bathroom (Ground Floor): Bath with shower over, wash basin and WC.
Garden: A lovely, well established garden with patio area, lawned garden and furniture provided. The perfect spot to sit back and enjoy the wonderful views of the North Devon countryside. Small fenced pond in the garden, pets should be supervised.
Parking: Private parking bay for 2 cars. Please note: There are approximately 40 steps leading to the property.
Pets: 1 Dog welcome. Additional dog on request.
Facilities and Services: Linen and towels. Electric CH. No Smoking. Maximum of 4 people permitted. One well-behaved pet accepted, but may consider one extra dog on request. TV with FreeSat, selection of books and games. Wi-Fi Broadband. Wood burner comes with 1 basket of complimentary logs. Barbeque area provided ideal for disposable barbeques(not supplied). 7 Night stays only. 4pm arrival time. Arrival/departure for weekly bookings is Saturday. Please note the property is situated in a elevated position next to a B road. This elevated position provides a tranquil setting, but there are 37 steps leading up to the property.
Security Deposit: This property has a refundable Accidental Damage Deposit of £150, which is payable with the final balance of your holiday, ten weeks prior to your arrival, and is refunded within 10 working days of your departure.

We had a lovely time staying at Muddykins cottage. perfect for accessing nearby beaches and places to go walking with the dog. previous reviews have mentioned the steep access, but we didn’t find this an issue. Oliver provided lots of useful information about the cottage and the surrounding area.

“We had a wonderful stay at Muddykins Cottage – super cosy but plenty of space which made the perfect base to explore this beautiful part of North Devon, and a really peaceful place to come back to after a day out and about. We really appreciated the digital information pack – a really useful guide to the area. The quiet and rural location is great – a car is pretty essential, but Barnstaple is only a short drive away as are all the beaches and beautiful coastline and countryside of North Devon. The garden was delightful – a wonderful space to relax and eat, sheltered but sunny, and the interior made for a really comfortable space to unwind when the weather wasn’t so good. A real home from home – at the end of two very happy weeks we were really sorry to say goodbye.”

“Just 15 minutes from Woolacombe, Ilfracombe and Barnstaple; a perfect base for exploring that part of Devon. Wonderful to be high above the road, which cannot be seen from the house, just as the house cannot be seen from the road. Loved the wrap-around garden and the view across the little valley. The interior was beautifully light: a larger living/dining room than we expected. Perfect to have the stove, as a couple of evenings were chilly. 2 good bedrooms and a spacious bathroom. Plenty of space to put our own things. The little verandah at the front was a bonus.”

“Just returned from a fantastic week at Muddykins. The location and cottage were perfectly described by Oliver. The cottage is clean, comfortable, spacious and peaceful. Centrally located, so ideal for for exploring Exmoor, the fantastic beaches stretching from Saunton Sands (very dog friendly) to Woolacombe. It’s less than 30 minutes to Dunster, Combe Martin and the stunning North Devon coast, and less than an hour to the equally glorious Clovelly. Finding and accessing the cottage was easy thanks to Cottages On The Coast instructions, and their guide to the local area gave us some great tips. I would recommend this and would definitely return.”
