Number 17 is situated on the banks of the East Lyn River in one of the most desirable locations in the coastal village of Lynmouth, this charming holiday cottage enjoys beautiful river views as the water flows down towards the harbour and out to sea. With coastal, countryside and riverside walks starting directly from the doorstep, including the well-loved National Trust walk to Watersmeet. This pet friendly cottage is an ideal base for a walking holiday in Exmoor National Park and for exploring the North Devon coast.
The cottage is thoughtfully furnished in a contemporary country style while retaining much of its original character. The cosy living room welcomes you with comfortable seating arranged around an open fire, making it a welcoming space to relax after a day exploring Lynmouth and the surrounding Exmoor countryside. To the rear, the stylish and well-equipped kitchen is a sociable space with a dining table seating five, ideal for leisurely breakfasts or evenings in. A door leads out to a small, enclosed courtyard, backing onto a dramatic rockface, and access to a useful utility area with washing machine and additional fridge/freezer, as well as space for rinsing muddy boots or paws after coastal or moorland walks. One of the most charming features of the cottage is the sunny courtyard at the front of the cottage, where you can immerse yourself in nature by listening to the gentle rush of the river.
The bedrooms are arranged over the first and second floors. On the first floor, a spacious double bedroom enjoys lovely views over the river and benefits from a TV and en-suite facilities. Also on this floor is an attractive twin bedroom with TV, alongside a generous family shower room with a large walk-in shower. Steep stairs lead to the second floor, where a single bedroom with sloping, reduced height ceilings and views of the surrounding woodland creates a peaceful little hideaway.
A short riverside stroll brings you into the heart of Lynmouth, where you’ll find independent shops, cafés, pubs and restaurants. The famous water-powered Cliff Railway offers a memorable journey up to the twin village of Lynton, with its inspiring clifftop views and walks.
Surrounded by the dramatic landscapes of Exmoor National Park, from wooded valleys and fast-flowing rivers to rugged cliffs and hidden coves, this delightful Lynmouth cottage offers everything needed for a relaxing North Devon holiday without relying on the car. For those wishing to explore further afield, the sandy surfing beaches of Woolacombe, Putsborough and Croyde are all within easy reach, making this a truly special base for discovering North Devon.

The kitchen provides everything needed for preparing meals, along with a dining table seating five. Ideal for relaxed breakfasts, family meals or evenings in.
Utility room: A useful room accessed from the rear courtyard with sink, fridge/ freezer, washing machine, iron and ironing board.
Bedroom 1 (First Floor): A spacious and attractive double bedroom on the first floor, enjoying lovely views over the East Lyn River. Includes a wardrobe, chest of drawers, TV and en-suite shower room for added comfort and privacy.
Bedroom 2 (First Floor): Twin Bedroom with wardrobe, bedside and TV.
Bathroom (Frist Floor): A spacious shower room with a large walk-in shower, wash basin and toilet.
Bedroom 3 (Second Floor): A cosy single bedroom on the second floor, accessed via steep stairs. With sloping, reduced height ceilings, offers a peaceful little hideaway.
Gardens: To the rear of the cottage is a small enclosed courtyard backing onto a dramatic rockface. At the front, a sunny seating area provides a charming spot to sit and listen to the gentle sound of the river while watching village life go by.
Parking: On-street parking to the front of the property. Parking permit provided for one vehicle.
Pets: 2 Dogs welcome
Facilities and Services: Linen and towels. Central heating. No smoking permitted. Maximum of 5 people permitted. Two well-behaved pets accepted. One ‘fires worth’ of logs provided for the open fire between October – February. Wi-Fi Broadband. A travel cot, baby bath and highchair are provided. Iron, ironing board. Garden furniture. Short breaks available during September to May. 4pm arrival time. Arrival/departure for weekly bookings is Saturday.
Security Deposit: This property has a refundable Accidental Damage Deposit of £200, which is payable with the final balance of your holiday, ten weeks prior to your arrival, and is refunded within 10 working days of your departure.
